  • Is a “We Buy Houses” company right for me?
    • Maybe you’re not in any hurry to sell your house and you’re not in a distressed situation. That’s totally okay! If you want to avoid the whole traditional sales process, you’re not alone. We have worked with several clients who just wanted more control over their selling experience. They wanted MORE time and flexibility. One of the great things about being a cash buyer is that we can move as fast or as slow as you need. Without the backing of a bank, there’s no pressure. So take your time or close in 10 days, and allow us to make selling your home an enjoyable experience!
  • Will you list my house on the MLS?
    • If we choose to list and sell your home after we have made any necessary repairs and/or upgrades, we will hire a Realtor who will list the property on the MLS. As homebuyers, we use a variety of strategies including wholesaling, seller financing, holding the property as a rental, and selling after repairs for a profit. No matter the route we take, one thing is guaranteed, you will quickly get cash for your house.
  • How are you different from a Real Estate Agent?
    • Real Estate Agents are a great option, and sometimes the better option for certain people. They list homes on the MLS, show the house to perspective buyers and help negotiate the terms of the sale, while taking a commission based on the final sales price (typically around 6%). On the other hand, we are cash buyers. We are real estate investors and are the ones actually buying your house. We purchase your home quickly, allowing us to give you flexibility, skip the agent commissions, and avoid making any repairs.
  • Do you pay fair prices for properties?
    • This is a great question. Yes, we do pay fair prices. BUT please note that there is a difference between a fair price and market value. We typically buy properties below market value because we account for the costs of repairs and/or upgrades needed. In some cases, we can offer pricing that is very competitive. However, those are usually NOT cash offers and are done utilizing creative or seller financing. We encourage you to fill out our form to determine what the best approach is for you.
  • How do you determine the offer price for my house?
    • First, we determine the value of your home after repairs (ARV). From there, we subtract from the cost of repairs, selling expenses, and our minimum profit. For a more detailed explanation, as well as examples of this, please visit our How it Works Page.
  • Is there any obligation when I fill out my information?
    • NO! Not only is there no obligation, there’s no pressure. We do our best to present you with our highest offer and if it just doesn’t work for you that’s okay. You get to decide what is right for you and we are happy to be a resource to you in the process.
  • Are there really no fees or commissions to work with you?
    • We are not Real Estate Agents and we will not use an Agent to purchase your property. This removes commissions from the equation all together. We also pay all of the closing costs, there is no money out of your pocket. With us, what you see is what you get. Our offer to you is exactly what you will get if you accept it.
  • How many houses do you buy and what will you do with my house?
    • We buy a lot of real estate… but that’s our business model. We will make the necessary repairs to your home and either sell it or hold it as a rental. We bring new life into homes and positively contribute to neighborhoods and communities.
